Fixed, floating and cantilever. Composite, ipe or pressure-treated framing on driven or jetted pilings, laid out around how the boat actually comes in.
Four-post, elevator and cradle lifts sized to displacement rather than length, with the electrical run and bonded properly.
Toe protection, revetment and living shoreline work where armouring is the wrong answer or the permit will not allow it.
Cap repairs, panel replacement, scour remediation and the post-storm assessments insurers will actually accept.

Repair or replace
And the second most expensive is the one replaced too late, after the backfill has migrated into the canal and taken the pool deck with it. Between those two there is a real window where a repair is the right engineering answer.
We will tell you which side of that window you are on. There is no version of this business where quoting a replacement on a repairable wall is worth the reputation it costs.

Questions
Longer than anybody wants and it varies by county, by agency workload and by whether the drawings arrive complete. We will not quote you a week count, because the honest answer depends on a review queue we do not control. What we will do is submit a complete package first time, which is the only part of the timeline anybody can actually influence.
Sometimes, and we will say so when it is true. Cap repairs, panel patches, tieback additions and grout injection all buy real years on a wall whose panels are sound. What they cannot fix is a wall that has lost its backfill or has panels driven too shallow to begin with.
Concrete is heavier, stiffer and traditional here. Vinyl will not spall or rust because there is no steel in it to corrode, and it drives faster in tight access. Both are correct in the right place. Anyone who tells you one is always better is selling the one they own the equipment for.
We do. Survey, engineering, submittal, agency correspondence and closeout. You will still sign as the owner, because that is how the application works.
